Collective Sale of The Wilshire

Savills Singapore is pleased to announce the launch for sale by tender, the collective sale of The Wilshire.

Built in the 1980s, the 20-unit residential development occupies a prominent corner along the main Farrer Road in District 10. Having a land area of 3,635.3 sq m (or 39,130 sq ft), it is zoned for residential use with a gross plot ratio of 1.6 under the 2014 Master Plan. The site may be developed up to 12-storeys with an allowable gross floor area of 5,974.61 sq m (or 64,310 sq ft).

Located in an established residential enclave surrounded by popular condominiums such as Waterfall Gardens, The Levelz, Pollen & Bleu, D’Leedon and Leedon Residence. It is a short walk to the Farrer Road MRT station and minutes’ drive to the Ayer Rajah and Pan Island Expressways.

The Wilshire is situated within the established Farrer / Holland enclave, a residential hotspot that is traditionally popular amongst home owners and expatriates. It is located in close proximity to the prime Orchard Road shopping belt, the trendy eateries and shopping amenities in the Dempsey Hill and Holland Village enclave and the green lungs around Botanic Gardens. The surround areas are also replete with clubs, established international schools as well as top schools such as Nanyang Primary School (which is within 1km) and Raffles Girls Primary School.

Based on the allowable Gross Floor Area of 5,974.61 sq m (equivalent gross plot ratio of 1.643), the Collective Sale of The Wilshire has an indicative guide price of S$98.07 million or approximately S$1,525 psf ppr.

In addition, this choice site would be extremely desirable to property developers given its close proximity to the mixed-used Government Land Sale Parcel in Holland Village that is currently up for tender. The neighbourhood is poised to enjoy the convenience of an upcoming mall and the amenities which will be the catalyst for potential capital value uplifts in the near future”, said Suzie Mok, senior director of Investment Sales at Savills Singapore who is handling the sale.

The tender for The Wilshire will close at 3pm on 25 January 2018.
