31 Tech Park Crescent for Sale by EOI

Savills Singapore and SLP International Property Consultants Pte Ltd, as joint exclusive marketing agents, are pleased to announce for sale by Expressions of Interest a Business 2 warehouse located at 31 Tech Park Crescent (‘Subject Property’). 

The Subject Property is located in the western part of the island within the Tuas Techpark Industrial Estate.  The Subject Property is located along Tech Park Crescent, off Tuas South Avenue 4 and approximately 30 km to the west of the city centre.

The immediate vicinity comprises a mix of purpose-built industrial properties which includes Seatown Industrial Centre, Tuas View Dormitory, Tuas Biomedical Park I and West Point Bizhub, amongst others.

There is easy access to other parts of Singapore via Ayer Rajah Expressway (“AYE”) and Pan Island Expressway (“PIE”).  The proposed Tuas West Road MRT Station on EAST – WEST Line extension (currently under construction) is situated about 2.5 km due north of the Subject Property.

The Subject Property consists of a single storey warehouse with about a 12-metre high ceiling and a 2-storey office annexed to it.  The leasehold property sits on a land area of approximately 85,450 sft and has a floor area of about 60,000sft.  It has a balance lease term of about 38 years.  According to the 2014 Master Plan the land is zoned Business 2 with a proposed plot ratio of 1.4.  Assuming approvals from relevant and competent authorities are granted, a multi-storey industrial/warehouse building with a floor area of more than 115,000 sft can be developed on the site.
