Iconic Shelter Hall on Brighton seafront comes to market

15 April 2019

With development commencing in late 2015 and set for completion in November, the regeneration of Shelter Hall has seen the original building replaced and extended to provide 15,868 sq ft (1,474 sq m) of new, prime leisure space, which is now available to let.

The beachfront and mezzanine level offers 14,629 sq ft (1,359 sq m) of restaurant space, with customer seating to be made available in front of the property facing the beachfront promenade. In addition, 1,239 sq ft (115 sq m) is available on the floor above in the Rotunda Cafe, which sits at street level, and will provide an opportunity for smaller food,  beverage or retail operators.

With its amalgamation of old and new architecture, Shelter Hall benefits from its prominent seafront location just south of Brighton’s famous Lanes. The site is located between two of Brighton’s landmark attractions, Brighton Palace Pier and the British Airways i360.

Chris Bickle, licensed leisure director at Savills, comments: “The letting is the next stage of this multi-million pound investment, which has transformed this area of King’s Road Arches. With the potential for a variety of occupiers, we’re expecting significant interest.”

Carlene Hughes, leisure director at Savills, comments: “Shelter Hall represents a truly unique opportunity to acquire premium leisure space in a standout property in an unrivalled location in Brighton. We’re really pleased to be working with Brighton & Hove City Council, and together we look forward to acquiring exciting new occupiers.”

Nick Hibberd, Executive Director for Economy, Environment and Culture at Brighton & Hove City Council, said: “This will be a fantastic landmark in the centre of the city’s seafront with high footfall. The rebuilding of Shelter Hall will double the commercial space of the original and, as part of our Seafront Investment Programme, provide an opportunity to become a centrepiece of our vibrant tourist offer that attracts 11 million visitors a year.”
