Savills foresees a robust occupier demand and interesting value add investment opportunities in the 2017 Dutch property market

According to the report 'Netherlands Market in Minutes - March 2017' published today by international real estate advisor Savills, occupier demand – due to continued economic growth – will remain robust this year.

Wouter Stevens, Managing Director Agency, Savills Netherlands: "Amsterdam will attract a large proportion of the occupier demand, leading to lower vacancy rates and an upward pressure on rents. The lack of available stock could be met by realising new developments, to prevent international companies looking to (re)locate to Amsterdam from moving to other (European) cities.”

The logistics market will benefit from demand arising from increased exports, retail spending and online purchases and is in great need of new developments. The retail market shows a divide; at some superior locations rents are increasing, while in many other locations – due to oversupply – rents will remain under pressure.

In the report, Savills defines the following 5 major trends to track in the Dutch property market this year:

1. Amsterdam is booming 
2. Political and economic uncertainty
3. Battle for talent increases
4. Increasing share of Asian investments
5. Core & opportunistic are drying up

Jan de Quay, Managing Director Investments, Savills Netherlands: “In 2016 some large single assets were sold. Supply of these core assets is however drying up, causing increased interest in core+ assets in all major cities. Simultaneously large opportunistic portfolios purchased earlier in the cycle have been - or are being - re-sold and new opportunistic supply is scarce, resulting in investors having to move up to the value-add segment in 2017, which still provides for interesting investment opportunities.”
