Savills Appointed to Sell Hotel101 in Niseko – First Hotel in World to Feature Only One Type of Room

27 February 2024

Niseko, a two-hour drive away from Sapporo – the largest city in Hokkaido, is best known for its powder snow that is excellent for skiing in winter and its relaxed outdoor lifestyle in summer. Situated within minutes of the Grand Hirafu resort and Kutchan Station, Hotel101-Niseko is a ‘Condo-Hotel’ – a hybrid property combining the ownership of a condominium with the option to rent out units like a traditional hotel and is the first hotel in the world featuring only one type of room.

The “HappyRoom” is a fully furnished, 21 square metre unit with a full suite of features and amenities. Equipped with a queen and single bed fitted with global award-winning Emma® Sleep mattresses, 55-inch television, work desk and universal outlets, a kitchenette with refrigerator and microwave, and an ensuite bathroom.

Booking a room at Hotel101-Niseko is simple and efficient, as guests know what to expect with only one type of room. The hotel also features facilities such as indoor swimming pools, a business centre, sauna, fitness gym and more.

In addition, Hotel101 has developed a proprietary app that will streamline the customer experience with keyless self-check-in, in-room and hotel amenities, smart lighting, temperature control, and booking of common areas like business centres and function rooms.

Investors of Hotel101-Niseko will have complete ownership over their units as they will receive a freehold condominium title as well as a 30% share of gross room revenues of the hotel (excluding taxes) per month, regardless of whether their unit was used or not. All fit-out costs, operating and maintenance expenses are also borne by the hotel owner, Hotel101.

Unit owners will also enjoy five free nights annually in the hotel of their investment and five additional nights in any Hotel101 in the world.

Samantha Foo, Manager, International Residential Sales, Savills Singapore says, “Niseko is now the top Asian ski destination which has not only seen a tremendous increase in tourism, but also an exponential increase in investment from the high net-worth sector. Traditionally and globally, this is essential for value creation. Additionally, the new Shinkansen at Kutchan station, expected to be completed by 2030, provides an opportunity for new investors to start a capital appreciation growth story, as it reduces travel time significantly.

Hotel101-Niseko provides a unique opportunity for passionate investors to be part of a very exclusive and unique opportunity at a fraction of the market price. Without having to worry about the hassle of managing this freehold residential product, investors can be assured of the steady returns and positive capital appreciation potential. It truly is an opportunity not to be missed.”

Sales of Hotel101-Niseko is launching in Singapore on 2 & 3 March 2024 at PLUS Building, 20 Cecil Street, #04-03/04.
