Transport operator moves into ideal location

A container transport operation company has secured a large industrial site in the southern Trade Coast suburb of Hemmant on a five year lease.

The 10,100sq m site located at 40 Aquarium Avenue was snapped up by TNS Logistics at a rate of $360,000 per annum.

The deal was negotiated by Shaw Harrison of Savills Industrial & Business Services, who was engaged by TNS Logistics after they exhausted all efforts to secure a facility through the traditional marketing channels.

Director of Industrial and Business Services, Shaw Harrison, said TNS Logistics were previously occupying a yard on Lytton Road, an office in a nearby location, plus another yard on Gosport Street to house their operations.

“The 40 Aquarium Avenue property was an ideal solution for TNS, as we were able to combine all of their properties into a far more efficient operation,” Mr Harrison said.

The property features improvements including a 2,027sq m building and a large all weather awning, a weigh bridge, plus ease of access.

“The property is perfectly set up for transport as it offers two street crossovers from Aquarium Avenue and a second street access from Porter Street, allowing the larger vehicles the ability to drive through,” Mr Harrison said.

The property offers a large yard for container storage, and b-double articulation close to the Port and the Motorways, as is required for TNS’s operations.

Mr Harrison said a large amount of transport operators are seeking yards and warehouses servicing the Port of Brisbane.

“With very little land in the area, low site cover transport sites have been getting snapped up incredibly fast, sometimes with multiple offers at once,” Mr Harrison said.

The owners of the 40 Aquarium Avenue property appointed Savills to the Expressions of Interest campaign to gather both sales and leasing offers, with a high level of enquiry fielded.

“The Landlord had the luxury of deciding whether they took the sale offers or the lease offers and given the initial interest with TNS, they elected to proceed with the rental offer,” Mr Harrison said.
