Rare Investment Asset Sells for $8.55m on 7.4% Yield

Fife Capital, an independent real estate investment and advisory firm, has paid $8.55 million for a freestanding industrial property in Ingleburn in an off-market transaction brokered by Ray Trimboli & Moshe Greengarten of Savills Parramatta Industrial & Business Services.

6 Inglis Road, Ingleburn, is a freestanding industrial property comprising of two warehouse /factories with ancillary office and amenities, concrete paved hard stand plus surplus vacant land.

Positioned on a site area of 35,600sq m, the property has a GLA of 6,922sq m plus additional awnings and related 8,500sq m of hard stand.

According to Savills Industrial Senior Executive, Moshe Greengarten, the property was sold on a yield of 7.4%.

“There were a number of attributes which made this facility so appealing to investors. Both buildings were fully leased and provided a rental income of approximately $635,020 per annum net. Furthermore, there was the ability to add additional buildings on site, providing for future income.”

Houssam Yakzan, Savills Research, also noted that the industrial investment market is set to remain extremely strong.

“The volume of unsatisfied capital, especially from offshore, seeking investment opportunities in the office sector has resulted in investors seeking higher yielding alternative asset classes; this in turn has resulted in the industrial investment market remaining extremely strong.”

The property is strategically located, with direct access to both the M5 and M7 motorways and is on the Sydney, Canberra and Melbourne truck route, 40 kilometres to Port Botany and 45 kilometres to Sydney CBD.
