Largest DA Approved Residential Site in Emerging Suburb of Arncliffe Hits the Market

25 February 2016

CityState Property, a privately owned, Australian-based company specialising in residential property development, has appointed Savills and Knight Frank to market Arncliffe’s largest current DA approved residential site via an Expression of Interest campaign, closing on Friday 4 March.

Located at 17-37 Wollongong Road in Arncliffe, and with a site area of 5,790sq m, CityState has recently obtained approval for the development of 164 apartments over eight storeys, providing a highly desirable mix of one, two, and three bedroom apartments with secure basement parking for 166 cars. In addition there will be four communal open space areas, plus private rooftop gardens.

Selling agent Stuart Cox of Savills said he expected significant levels of enquiry for this property given the DA approved nature of the site combined with the close proximity to Arncliffe Railway Station and local amenities.

“This is the largest remaining site in the precinct not under development so it will undoubtedly attract a lot of attention from offshore, interstate and local developers. Additionally, as Sydney’s population continues its rapid expansion, there remains an overwhelming need for additional residences which in turn has led to the burgeoning appetite of investors seeking quality sites with development potential in prime locations.”

It was also noted that with recent residential developments having sold out in Arncliffe and the neighbouring suburb of Wolli Creek, Arncliffe is a hot spot and is becoming increasingly popular with buyers.

“The local residential market is underpinned by its proximity to the Sydney CBD, access to nearby cafes, surrounding amenities and transportation links. The combination of these features means that there is likely to be a continuing healthy demand for quality apartments in the area as residents will continue to be attracted to the lifestyle, location and comparative affordability compared to other inner city suburbs,” said Mr Cox.

The design has been a collaboration between CityState, award winning architects SJB and a team of industry leading consultants.

Mark Maryska and Scott Thomas, the Principal Directors of CityState Property said, “we are extremely proud of the approved development in this fantastic location. It reflects a collaborative effort to contribute a stand-out residential building to this exciting precinct.”

Located only 9km from the Sydney CBD, the development is enviably located 250m from the train station, and is within easy reach to excellent private educational institutions, well-established public schools, shopping centres and all modes of transport.
