Van der Kooy Vastgoed sells two new-build housing complexes in Zoetermeer, the Netherlands

Van der Kooy Vastgoed has sold two new-build residential complexes on Hugo de Grootlaan and Aletta Jacobslaan, Heemavenue, in Zoetermeer, the Netherlands, to Stichting Pensioenfonds Metaal & Techniek (MN Services). Klunder Architecten was responsible for the entire development of the property, including design and implementation, and named the new residential complexes "The new eye-catcher of Oosterheem area". The sale involves a total of 48 sustainable residential flats, all with an energy label A+++. All but two flats belong to the mid-priced rental segment with each flat having a private parking space. The average flat size is 81 sq m and each has its own heating and cooling system. The complexes will be completed in Q4 2024.

The two residential buildings are located in the Oosterheem district of Zoetermeer, about 10 minutes by public transport, car or bicycle from the centre of Zoetermeer. Heemavenue is also a few minutes away from the Bentwoud nature and recreation area, which has a golf course, and the Zoetermeer Lake, making it ideal for escaping the hustle and bustle. The Oosterheem neighbourhood is home to several hospitality establishments, primary schools, a health centre and numerous other facilities that make it an attractive residential area. Whereas Oosterheem used to be mainly an attractive neighbourhood for families, today the area is increasingly changing into a mixed residential area that is also suitable for young professionals, single households and the elderly: the desired target groups for these residential complexes.

At the start of the sale of the project, the transaction looked set to be challenging due to increased inflation, higher interest rates, higher construction costs, falling house prices and, of course, regulation of the housing market. By creating an optimal residential product, all parties involved were able to come closer together and a successful transaction was achieved. We are therefore delighted to have been able to assist Van der Kooy Vastgoed B.V. in the sale of this new-build development."

Savills assisted seller Van der Kooy Vastgoed in the sale of the two residential complexes. Buyer Stichting Pensioenfonds Metaal & Techniek (MN Services) was legally advised by Lexence. The Adriaan van Erk Groep is responsible for the construction of the housing complexes.
