Noble Corporation Relocates Headquarters to Westchase Houston

09 April 2024

HOUSTON (April 9, 2024) – Savills represented Noble Corporation in its real estate strategy and implementation of its global headquarters relocation to the Westchase Houston submarket. The offshore drilling contractor will move to a 110,250-square-foot space within Building 1 of the CityWestPlace office campus located at 2101 CityWest Boulevard.

Noble acquired Maersk Drilling in 2022 and with its lease expiring, it sought a new, modernized workplace to allow for a seamless integration of the two organizations. Noble engaged Savills Texas region President Mark O’Donnell, Corporate Managing Director Jim Bell and Senior Managing Director Jennifer Meehan to guide the company to a solution for its headquarters that would achieve its objectives of being located in a highly amenitized place, allow the ability to bring its NobleAdvances training center into its headquarters, and provide an energizing environment to accomplish its talent recruitment and retention goals.

The Savills team created a location analysis that identified areas of the city that fit Noble’s requirements. The team evaluated multiple submarkets and ultimately focused on Westchase and West Houston, which offered higher quality, more heavily amenitized, dynamic options. The CityWestPlace location also provided seamless commute and transportation options along with improved access to sources of future growth of its workforce. Savills Corporate Managing Director Ed Bowerman will handle design and construction consulting services for Noble’s new space.

The team negotiated a long-term lease across three floors at Building 1 at CityWestPlace, which included a substantial concession package and exterior signage. The new space has a flexible design and the team consulted with Noble to adjust its work policy in the future to a more flexible work model geared toward efficiency.

Finally, the location allows for Noble to integrate its state-of-the-art training and technology center, NobleAdvances, into the same location. Noble will occupy a large 50,000-square-foot space with 15-foot ceiling heights on the sixth floor while the training center and other business functions will occupy space on the first and second floors totaling nearly 60,000 square feet. The center will showcase the company’s technological and training capabilities and an impressive welcoming experience for clients and customers.

“Location played a major factor in guiding Noble on where to place its new headquarters,” said O’Donnell. “In addition to the location analysis, we worked with Noble on a comprehensive labor study that identified Westchase as the most desirable location for Noble to potentially grow its workforce. With its new headquarters, Noble can combine its office space with NobleAdvances and as a result, put themselves at a competitive advantage.”

CityWestPlace is an innovative, Class A office complex that offers a superior location along with an unusually broad spectrum of amenities including indoor and outdoor recreation facilities, restaurants, and services.
