Savills Studley Joins Local Leaders at Mesa Creek Groundbreaking

Savills Studley, the leading commercial real estate firm specializing in tenant representation, is pleased to announce its continued tenant advisory services for Performance Services in Round Rock, Texas. On Wednesday May 24th, professionals from the firm’s Austin office joined Round Rock Mayor Alan McGraw, Performance Services President and Founder Tim Thoman and Round Rock Chamber Vice President of Economic Development Ben White at a groundbreaking ceremony for Performance Services’ future regional headquarters and Round Rock’s next Class A office destination: Mesa Creek I.

Performance Services is a leading integrated design and delivery engineering company that specializes in constructing and renovating municipal, healthcare and education facilities. The company has selected Savills Studley to assist in the marketing of excess space in its new 60,000-square-foot Class A regional headquarters at 801 East Old Settler’s Blvd in Round Rock, TX. Performance Services will initially utilize a portion of the space while making available the balance of the building to other tenants.

The 16-acre plot at 801 East Old Settler Boulevard near Mesa Drive minutes from I-35 and numerous eateries was acquired by Savills Studley on behalf of Performance Services in November 2016. Performance Services intends to maintain ownership in the building and become the premier tenant once construction is complete. The excess land is being reserved for a possible phase II.

Savills Studley has worked closely with Performance Services, Round Rock officials, CSO Architects and Halff Associates in the design, planning and development of the new space. Mesa Creek will feature large floor plates, affordable lease rates, convenient access to Austin’s major highways and extensive parking accommodations. Mesa Creek will also include a beautifully landscaped rear outdoor deck with covered seating areas and views of the nearby creek.

Mesa Creek is one the first speculative Class A developments to be built in Round Rock in years. The Performance Services relocation is expected to bring over 50 jobs to Central Texas. Savills Studley’s Austin research group notes that just 40,000 square feet of Class A office space was available in Round Rock at the close of the fourth quarter of 2016, down 2.4 percent from 2015. According to Costar, there is only 2.64 percent vacancy on Class A space in the City of Round Rock as of May 2017.
