Savills Studley Represents AMT - The Association For Manufacturing Technology During Headquarters Relocation

03 August 2016

AMT - The Association For Manufacturing Technology, the trade association that represents and promotes U.S.- based manufacturing technology companies, recently completed the relocation of its Northern Virginia headquarters. Savills Studley, the leading global commercial real estate firm specializing in tenant representation, advised AMT throughout the lease transaction process.

The 25,000 square foot space is located at 7901 Jones Branch Drive in McLean, VA, half a block from AMT’s long-time headquarters at 7901 Westpark Drive. The move is the latest activity in the firm’s ongoing project to make way for building demolition and development of City View Tysons (www.cityviewtysons.com), a new 200,000 square foot trophy office building that will replace the existing structure. AMT is 50 percent owner of the City View Tysons project for which it selected American Real Estate Partners as its development partner. The Association signed a three-year sub-lease of the new Jones Branch Drive office space from Apple, Inc. (with a one-year renewal option).

“This short-term move will allow AMT the time needed to construct, lease and build out 30,000 square feet of City View Tysons, while eliminating scheduling pressure on the organization’s business,” said AMT Vice President of Asset Management Operations Jeff Traver. “The location was ideal for its close proximity to our previous office, minimizing disruption for staff commutes and other logistics. There will also be no disruption to AMT’s current planning for IMTS, its biennial trade show in Chicago, which is AMT’s biggest event.”

“The Jones Branch sublease space presented an almost ideal opportunity for AMT to easily and economically make the transition to a newly built-out, highly functional office suite,” said Savills Studley Managing Director Randy Atkins, who negotiated the sublease as well as the firm’s now escrowed long-term lease agreement at City View Tysons. “Even if a single tenant ultimately leases City View, the Jones Branch space could continue to accommodate AMT use for the longer term.”

“Our move to transitional space was key to moving forward with our exciting City View project, and Savills Studley did an outstanding job finding us a high quality, ‘ready to go’ space within a few hundred yards of our previous building,” said AMT President Doug Woods. “Savills Studley effectively captured our key requirements and targeted just the right locations to make the best use of our time and resources. Not only is the transition space a great testbed for our future office designs, it’s so close to our City View project that we can watch it happen from the windows!”
