101 Constitution Avenue Welcomes Nelson Mullins Riley & Scarborough LLP as its First New Prime Tenant Since 2002

20 January 2016

Nelson Mullins Riley & Scarborough LLP has completed a long-term agreement to lease 60,000 square feet at 101 Constitution Avenue, NW.  Nelson Mullins first came to the building as a 4,000 SF subtenant 12 years ago, and has been growing ever since.  Nelson Mullins’ new space encompasses the entire 9th floor, including the building’s largest private terrace, as well as a portion of the 8th floor.  Both floors offer unparalleled direct views of the US Capitol building and the National Mall.  Savills Studley represented 101 Constitution Trust, which is primarily owned by the building’s owner-occupant, the United Brotherhood of Carpenters and Joiners of America.

An additional 85,000 square feet of space on the 6th and 8th Floors will become available between February and May of 2017.  As the closest privately owned office building to the US Capitol, with best in class design, operations, amenities and views, 101 Constitution is considered to be the most desirable address in the nation’s capital by many government relations firms, corporations and television studios seeking a prime D.C. location. This award winning, free-standing, trophy office building is the only commercial office building to lease space on Constitution Avenue.

“Without question, 101 Constitution Avenue has some of the most exceptional commercial space available in Washington, DC,” said Vernon Knarr, executive managing director of Savills Studley.  “We are pleased to represent the owner occupant with their unique trophy asset.”

Owner-occupier United Brotherhood of Carpenters and Joiners of America, along with property manager Lincoln Property Company, maintain the building to the highest standards.  The site has held LEED-Existing Building Silver certification since 2012 and has received Energy Star status every year since 2009.  Recent upgrades include new indoor lobby soft seating areas and a new entry vestibule to personalize the grand atrium lobby.  The rooftop terrace can accommodate up to 600 guests and features sweeping views of the US Capitol Building and National Mall.

Savills Studley’s Executive Managing Director Vernon Knarr, Managing Director Parker Lange, and Senior Analyst Jeffrey Harps, represented 101 Constitution Trust and the United Brotherhood of Carpenters and Joiners of America throughout the transaction.
