More lease transactions at North Gate

A lease renewal was signed, among others, by pharmaceutical company Sanofi, which expanded its North Gate office to approximately 5,650 sq m. Phoenix Chemicals Trading, operating in the chemical industry, also decided to stay at North Gate (approximately 365 sq m). Sigma Connectivity, a provider of Internet of Things (IoT) solutions, has expanded its office to approximately 940 sq m and will move to a different floor at North Gate in October. New tenants include a generic pharmaceutical company Zentiva Polska (approximately 770 sq m) and a Polish state-owned enterprise (nearly 400 sq m).

“North Gate has established a permanent presence on the northern fringes of Warsaw’s city centre and is well-liked by tenants. The decisions of firms that have either recently moved into the building or renewed leases are a confirmation that North Gate is an extremely attractive location boasting a high standard and first-rate access to public transport services. In addition, the property owner is intending to upgrade the reception lobby and common areas in the near future and to set up a mini-garden on the terrace on the third floor from the side of the patio to make the building more attractive and strengthen its position on the leasing market,” said Jakub Parys, Senior Consultant, Office Agency, Landlord Representation, Savills.

North Gate is an almost 90-metre tall Class A office building located at 17 Bonifraterska Street, in northern Warsaw, between the Old Town and Gdański Railway Station. This 27-floor building provides approximately 48,000 sq m, of which 29,000 sq m is leasable office space. It has a five-level car park with 310 parking spaces.

North Gate enjoys easy access to transport infrastructure and public transport services with tram and bus stops, and Dworzec Gdański metro station nearby. In its immediate neighbourhood there are also green areas including the Romuald Traugutt Park, an Ibis hotel and numerous retail stores and services, including the Arkadia Shopping Centre. The building also houses an Olimp canteen, a Costa Coffee café, an ATM and a bookstore. A Veturilo bike rental station is located in front of North Gate for cyclists who will soon gain access to locker rooms and changing rooms at the building.

The owner of North Gate is investment fund Deka Immobilien. Savills is the exclusive commercialization agent for office space at North Gate and represented Deka Immobilien in all the above transactions. Sanofi and Zenvita Polska were advised by CBRE, Phoenix Chemicals Trading was represented by Cresa, the unnamed state-owned company was advised by Brookfield Partners, while Sigma was supported by Mist.
