Flow Houthavens office building in Amsterdam half-leased before completion

Office building The Flow, located at the Amsterdam Houthavens along the IJ, has signed lease agreements for half of the LFA. The sustainable office development at the Moermanskade has a total area of approximately 6000 sq m and was designed by Roberto Meyer of MVSA.

Project developer ToBeDeveloped has signed a lease agreement of approximately 500 sq m of office space and one parking space. Tenant MVSA Architects has signed a lease agreement for approximately 1200 sq m of office space and four parking spaces.

Third tenant is Giarte, who signed for 500 sq m of office space and four parking spaces. Giarte is a research and consultancy firm in the field of IT services and IT outsourcing.

The Flow comprises six floors and, in addition to BREEAM, will receive a WELL Building Standard certification. The rooftop venue offers a great view of 't IJ and will accommodate the restaurant and the digital boardroom with holodeck. The entrance area includes a 90 sq m LED screen with video art, which can be used by the tenants for presentations and events. The parking garage will include a wellness with fitness and parking places for electric cars and bicycles. The building will be connected to a double redundant 10G fiber optic cable and equipped with the fastest Wi-Fi technology. Climate ceilings, adaptive LED lighting, outdoor spaces on every floor and ventilation 2.5 times above the norm ensure a perfect working environment.

Design, technology and climate provide a pleasant, stylish building where people can work 'in the flow state of mind'.

Wouter Stevens, Head of Agency at Savills Nederland: “Flow has all the facilities that promote an optimal working atmosphere and offers its occupiers space to relax on the one hand - and to perform at a high level on the other. The Netherlands is the first country in which the Flow concept is launched, however the ambition is to roll out the concept worldwide. This first location currently still offers 3,800 sq m of available office space, for which various candidates have expressed their interest."

During these transactions the landlord was advised by Savills, joint leasing agent of Flow together with Cushman & Wakefield.
