Savills Studley Represents Intelligent Medical Objects in HQ Relocation

05 February 2019

Savills Studley has completed a 43,384-square-foot lease to relocate medical technology company Intelligent Medical Objects’ (IMO) corporate headquarters to O’Hare Gateway Office Center, a 350,000-square-foot Class A office complex in Rosemont.

IMO, which is the market leader in terminology solutions for healthcare enterprises, will be the first tenant to occupy the center’s 9600 W. Bryn Mawr Drive building, after an extensive renovation of the property. The company will move from its current offices at 60 Revere Drive in Northbrook to the center in the second quarter of 2019.

The lease, which encompasses the majority of the first and the entire second floors, features access to newly-added and upgraded services at the complex, including on-site dining, a 3,000-square-foot fitness center, conference facilities, and an outdoor patio and gathering area. With its new space, IMO will expand its footprint by 30 percent. The offices will initially house approximately 200 employees.

IMO’s new headquarters affords the company greater reach in conducting business, and supports the company’s continued emphasis on attracting and retaining the best talent and offering an exceptional working environment. IMO has received the Chicago Tribune’s “Top Workplaces” honor for five consecutive years, beginning in 2014.

“We wanted to remain in Suburban Chicago, our corporate home since 2007, by supporting our customer-fueled growth in a modernized workspace that will enable employees to continue to innovate and be leaders in the Healthcare IT industry,” said IMO President and CFO Dan Watanapongse. “At the same time, we were seeking increased accessibility, and Savills Studley created an opportunity in a highly desirable location minutes from both the O’Hare International Airport and the Blue Line Rosemont station, which provides a direct link to downtown.” IMO also maintains an office downtown.

Savills Studley’s Jon Azulay and Robert Sevim advised IMO in the long-term transaction, along with Adam Southard. Rich Dale and Loredana Perri, members of the firm’s Project Management Services practice, are overseeing tenant build-out and relocation.

“O’Hare is the most desirable suburban submarket due to its proximity to the city center and multiple modes of transportation. This property provided a unique value proposition – a suburban address with urban access and amenities,” said Azulay. “Class A space in the O’Hare submarket is very limited, and transaction terms build in lease flexibility and future expansion rights.”

Sevim added: “Like many of the region’s growing technology companies, IMO is attracted to what the entire Chicago metropolitan area has to offer, including exceptional talent, educational resources, relative affordability, economic and cultural diversity, and a strong work ethic. The corporate flight from the suburbs to downtown has been much discussed, but we are also seeing companies supporting dual locations, leveraging both for greater client and workforce success.”

Completed in 2000, O’Hare Gateway is a Class A office complex consisting of two interconnected buildings totaling 350,239 square feet. It offers unmatched transportation access, and proximity to numerous dining, hotel, shopping and entertainment experiences.

Dan Svachula and Jim Ward of Cushman & Wakefield are the leasing team for the complex.
