Savills Studley Arranges Long-Term Lease for Beveridge & Diamond in D.C.

17 December 2018

Savills Studley today announced the completion of a 41,482-square-foot long-term lease on behalf of Beveridge & Diamond, P.C. In a 16.5-year deal negotiated by Vice Chairman and co-Regional Manager Gary Stein and Corporate Managing Director Jon Glass, the company will relocate to 1900 N Street NW, a trophy office development currently under construction in the Dupont Circle neighborhood.

Beveridge & Diamond is a top-ranked national law firm focused on environmental law and litigation. The firm will relocate from its current location at 1350 Eye Street NW to occupy the entire 2nd and 3rd floors as well as a portion of the ground floor with its own dedicated entrance beginning June 2021.

“We look forward to having a new, modern office that will enhance our firm’s efficiency and productivity, and be reflective of our brand and prominence in the region. The team at Savills Studley provided the insight, comprehensive analysis and thorough execution we needed to make our space a reality. We could not be more pleased with their work on our behalf,” said Russ LaMotte, managing principal, Beveridge & Diamond.

“We were able to lead Beveridge & Diamond through an organized, strategic process well in advance of its 2021 lease expiration,” said Stein. “After a thorough search, 1900 N Street stood out for its cutting edge design, financial advantages and unparalleled branding opportunities for our client. This building will be regarded as one of the premier buildings in D.C., and we could not be more pleased with the outcome of this transaction.”

Situated in the Central Business District submarket, the 271,433-rentable-square-foot (RSF) property is one block from the Dupont Circle Metro station. The typical floorplate of 27,000 RSF has three sides of street frontage with shallow core depths creating an expansive window-line on each floor. The JBG SMITH building will include a 4,000 RSF above-grade fitness center, a 7,500 RSF combined indoor and outdoor rooftop amenity space as well as secure bike storage.

With 65 percent of the 11-story development currently pre-leased, the project is expected to be completed in late 2019.
