Savills Studley Arranges Lease Renewal and Expansion for Phoenix TS

Savills Studley today announced the successful completion of a long-term lease renewal for Phoenix TS in Columbia. In a deal arranged by brokers Ryan Miller and George Santos, the certification and skills-based training provider expanded its headquarters office at 10420 Little Patuxent Park to 20,000 square feet. The new space, which was planned by Savills Studley Director of Workplace and Occupancy Strategy Dave MacPhail.

“Phoenix TS provides training and curriculum development services to businesses and government organizations, so it was our priority to find an option that would not only meet their operational needs but also bring the least disruption to their clients and employees,” said Miller, managing director. “Howard Hughes, the property owner, is doing some exciting things in Downtown Columbia, including renovations to the building where Phoenix TS is located. The upgrades, amenities in the area and the favorable leasing terms were a big part of the reason to stay and expand.”

Ideally situated within the Merriweather District, 10420 Little Patuxent Park provides convenient access to a combination of residential, commercial and recreational developments. At full buildout, the improvement of Downtown Columbia will include three new and reconfigured neighborhoods featuring more than 14 million square feet of mixed-use development comprised of 4.3 million square feet of commercial office space, 1.25 million square feet of street retail, 6,244 residential units and 640 hotel rooms, cultural as well as public uses including public parks, trails and more.
